Ideal loft conversions for new build properties

If you’ve recently got the keys to a new build home, it makes sense if you haven’t made any big plans to alter the property. However, what about when things change? You might find yourself needing extra living space, a new room for work or study, or simply extra storage space – so what then?

When it comes to new builds, homeowners don’t always consider a loft conversion as a solution. After all, the property was built in a certain way, and you saw it, loved it and invested in it – lack of loft and all. There’s also the assumption that new build properties can’t accommodate a loft conversion – which is where we come in.

The potential within your new build property

It’s unfortunately true that some new builds can’t be extended, loft conversions included. Essentially, for the loft to be converted, the height of the ceiling needs to be at least 2.3 metres at its highest point. If you’re unsure of where you stand (i.e., how high the roof stands!), then information supplied by your property developer when you signed the deeds should detail what is permitted when it comes to your loft.

The main complication with new build loft conversions comes with the trusses (essentially the framework of rafters, posts and struts that support the roof). New build homes, like many properties built from the 1960s onwards, are built using W-shaped trusses. This framework can take up a lot of space in the loft, the roof depends upon that framework for support. However, with the right experience and skills, it’s entirely possible to transform new build lofts into brand new living spaces.
